If we think you're about to spend too much for too little benefit, we'll tell you. We're just as comfortable recommending less work as more, because the goal isn't renovation. It's making sensible decisions before you sell.

Nobody can promise what your property will sell for, and anyone who does is guessing. What you can control is whether the money you spend beforehand was spent on the right things.

What should actually be done?
Your walkthrough is advice first. We inspect the property with you, talk through your selling plans, and where appropriate price the recommended works against your agent's appraisal so you can see the proposed scope in context.

How do I get it organised?
Once you've signed with an agent you're usually four to six weeks from going to market. Five or six trades have to land in the right order inside that window, and they rarely schedule that tightly for a one-off job. We handle the sequencing, covering painting, flooring, kitchen, bathroom and laundry refreshes, lighting, electrical, plumbing, tapware, doors, hardware, landscaping and street appeal, with an agreed schedule and regular updates throughout.

What if cash flow is the blocker?
If finding the money before settlement is what's holding you back, we can point you towards funding options commonly used by vendors preparing a property for sale.

Why not just organise it yourself?

You can, and plenty of owners do. The better question is whether it actually saves you anything.

Because we buy both materials and labour through commercial trade accounts, organising everything yourself often comes out comparable in overall cost. The real difference is who carries the project.

Instead of sourcing trades, managing schedules and solving the problems between jobs while you're also preparing to sell, you get one plan built around your campaign.

How we work

Practical advice means saying no sometimes.

Not every property should be renovated before it goes on the market. Sometimes the right recommendation is to leave something exactly as it is, and if we don't think the work makes sense, we'll say so.

We'd rather lose a job than recommend work we don't believe belongs in a pre-sale plan.
